Interior Remodel and Legalization of Rooms Down in Corona Heights

This Corona Heights Edwardian had not been remodeled in several decades and had a poorly lit suite of bedrooms and bathrooms downstairs with low ceilings that had been built without permits. The main level upstairs consisted of small, cramped rooms including a small secondary interior stair. Everything was out of date. Our challenge was to legalize the rooms downstairs, open things up, bring in more light, and remodel everything else, adding a sense of style to the whole affair. In order to make the rooms downstairs nicer, we dug down to get proper 8-foot ceilings and level floors, eliminated the extra stair at the back, added windows, and cleaned everything up, including rearranging and hiding beams and ducts that cluttered the ceilings. We moved and rebuilt the main stair, adding three well-positioned square skylights over them to bring more light into the lower floor. We created a new primary suite at the rear of the lower floor with a feature wall for the bed separating the sleeping area from the closet area and new sliding glass doors opening to the redesigned rear yard. The primary bath features a floating vanity, a water closet separated by frosted glass, and a wet area that includes a bath and shower. At the main level, we designed a new fireplace and built-ins in the living room and opened and combined rooms toward the back for a stunning new great room/kitchen open to a new cantilevered deck with an exposed tube steel structure.
